Before buying land, you should check these 19 things, from original documents to lawsuits.

Seeing a land... If you like it, you buy it... - This is not the only process of buying land.


After seeing the land and liking it, you must do a few 'checks'. Only then, after buying the land, you can live peacefully without any problems and hassles in the future.

 

1. Personal details of the seller of the property (name, age, address, Aadhaar number, PAN number)

2. Original title documents

3. Clear transfer of ownership report

4. Updated income records in the name of the current owner or seller

5. Are there any outstanding loans and mortgage deeds or receipts?

6. Are the previous sale approvals and advance payment receipts available?

7. Are there updated property tax receipts - property tax, vacant land tax, water and sewage tax/charges, electricity connection as of the date

8. Updated land certificate for at least 33 years up to that date

9. Legal layout/land approvals prescribed by the government and approval action of the relevant government officer, payment receipt, orders issued.

10. Revenue Department Documents (Patta, Adangal, FMB, A Register etc.)

11. Are there any acquisition notifications/notifications issued by the government on the specific land – Housing Board, Urban Land Tax, Hindu Religious and Endowments Department (H.R & C.E), Waqf Board, Archaeological Survey of India (ASI), Railways and Highways, Airport, Water Bodies, Industry, Road etc.

12. Local Planning Area or Non-Planning Area

13. Are there any waterways, cemeteries, high voltage power lines on or near the specific land?

14. Is the specific land located on a government public road with unhindered access, and is there a proper road from the land to the main road?

15. Does the current owner or seller have full right or authority to sell the specific land?

16. Is there any power of attorney (authority deed) on the land

17. Is there any pending case on or for the land

18. Are the original documents of the land (mentioned above)

19. It is better to consult an experienced legal expert in advance and get legal advice

Check the following. When buying land, not only the deeds are important... the other things mentioned above are also important. By checking these, there will be no problem for future generations. So, definitely check all these, people.
